October 2000
The City enters into a Letter of Understanding with Amera Urban Developers to establish a joint public/private partnership for development of Downtown Coral Springs.

November 6, 2001
City Ordinance 2001-128 establishes the Coral Springs Community Redevelopment Agency.

February 19, 2002
City Commission appoints seven-member Community Redevelopment Agency Board of Directors to oversee CRA activities.

May 6, 2002
CRA Board adopts Community Redevelopment Plan after three public meetings and a community workshop. The CRA Plan is considered the most important guiding document of the redevelopment process.

June 4, 2002
City Commission adopts Resolution No. 2002-019, approving the Community Redevelopment Plan for the Downtown Coral Springs Community Redevelopment Area.

September 24, 2002
Broward County Commission adopts Resolution No. 2002-871, approving the CRA Plan and delegating certain redevelopment powers to the City.

November 19, 2002
In accordance with Chapter 163.356 of Florida Statutes, the City establishes a Redevelopment Trust Fund to utilize and expend future tax increment revenue in connection with CRA Plan implementation.

March 26, 2003
City introduces Walk on Wednesday event offering a full entertainment experience with food from The Walk retailers and free music to emphasize after-hours possibilities of Downtown.

June 16, 2003
City, CRA and Amera Urban Developers, Inc., (master developer for the Downtown project) enter into a binding Letter of Understanding in connection with the development of the Coral Springs Charter School property. Amera made several infrastructure improvements to the school before major construction began on One Charter Place.

October 23, 2003
Broward County Commission approves a tri-party Interlocal Cooperation Agreement with the City and CRA, delineating the parties’ responsibilities with respect to the community redevelopment area.

January 15, 2004
South Florida Regional Planning Council issues a letter of sufficiency for the application for development of regional impact for Downtown Coral Springs project.

March 22, 2005
City Commission approves on first reading the Development Order, which is a legally binding instrument governing all aspects of the Downtown development program until completion.

March 30, 2005
CRA Board adopts CRA Fiscal Year 2004 financial audit, dated Sept. 30, 2004.

April 9-10, 2005
First Coral Springs Festival of the Arts takes place at The Walk on University Drive and promotes a pedestrian-friendly, urban lifestyle downtown.

April 19, 2005
City Commission passes a second reading of the Development Order. City also approves an amendment to the City’s Land Use Plan that creates a Local Activity Center category, providing for a mixed-use for of development. With these two documents in place, the entire area designated as the CRA has been vested for development in accordance with the CRA Plan established between the City and CRA.

May 3, 2005
City Commission approves Transit Concurrency Agreement between the City and Broward County. The document sets out traffic mitigation measures both parties agreed to implement.

August 2, 2005
Groundbreaking begins for Phase 1 of Downtown Coral Springs, to be known as One Charter Place. The $26 million project includes office and retail space.

January 2006
Amera closes on Financial Plaza property, putting yet another piece in place for redevelopment.

March 27, 2006
CRA Board adopts CRA Fiscal Year 2005 annual financial audit, dated Sept. 30, 2005.

January 2007
CRA assembles another 2.8 acres in the southwest quadrant for redevelopment.

June 14, 2007
One Charter Place officially opens for business. Key tenants include State Farm, Wachovia Bank and Merrill Lynch.

May 17, 2007
Publix Supermarkets announces a new Greenwise store for Downtown Coral Springs. The store will be one of five in the state for the grocery retailer.

July 25, 2007
Demolition begins on Publix Supermarket site. The store, the firs large grocery store in Coral Springs, sustained significant damage during Hurricane Wilma in 2005. Redevelopment plans are in the works for that corner.

October 19, 2007
First Commercial Façade improvements made to business along Sample Road. The Façade Improvement Program is a partnership between the City and CRA to provide matching grant funding for properties along Sample Road from Coral Hills Drive to Northwest 99th Way, part of the CRA redevelopment area.
